Oh Rats! – A tenant recently wanted to c

Oh Rats! – A tenant recently wanted to cancel their lease due to an infestation of Roof Rats claiming the home was “uninhabitable”. After consulting with our Attorney, we confirmed that this was not grounds for tenant termination of the lease. Although the situation was unfortunate, the roof rats were not invading the living space and were determined to be in the roof. The rats did not exist prior to the tenants move in. As a property management company we did our due diligence by contracting a pest control company the day we were notified of the situation. The pest control company sealed the house to prevent the rats from entering the home and placed traps of which they will continue to empty and reset until the rats are no longer present. We also contracted a landscaper to cut back the mature landscaping and pick unnecessary fruit to eliminate the shelter and food source for the rats. At Austin Fleck Property Management we exercise due diligence to resolve a tenant complaint and protect your best interest.

Don’t Count Your Chickens Before They Hatch – If I had a dollar for every time a prospective tenant told me they would be in with the money to take the house off the market and then didn’t show up, I would be retired. At Austin Fleck Property Management we don’t take a rental house off the market until we receive a qualified application and an earnest deposit equal to one month’s rent. The earnest deposit is non-refundable and becomes the security deposit at the inception of the lease.

Ants in your pants – Is it rented yet? Is it rented yet? One of the most frustrating things owners can experience is vacancy and wondering when their home is going to be rented. Of course the “how long will it take to rent?” is not a question anyone can exactly answer. My crystal ball seems to be broken, however, we average less than 30-days of vacancy at Austin Fleck Property Management. The keys to this success are the extensive advertising and rental prices that are realistic for the market. The Rent is…. Too Damn High! – What if your tenant says this to you? Besides the first reaction of “Are you kidding me? In this tough economy it is not uncommon for tenants to ask for a rent reduction. Before granting the request, there are many factors to consider. Just a few of those factors are… What would vacancy cost you? How much of a rent reduction is being requested? What is the remaining term on the tenant’s lease? How has the tenant performed during their tenancy? Did they pay on-time? Have they been taking good care of the property? Are they free of any HOA or City Code violations? What is the amount of the reduction being requested multiplied by the number of months remaining the lease (or what the tenant is willing to sign for) vs. the cost to you for one month of vacancy plus rent-ready expenses. I’m a Realtor, why do I want to refer my clients to a Property Manager?

Your Client is your livelihood and the desire is to build the relationship with the client for life. Because we are licensed to handle a transaction, doesn’t mean we should. Part of being a successful Realtor is knowing when to refer your client.

There are so many behind the scenes aspects to Property Management. Dabbling in Property Management and not being aware of those aspects can expose you, your Broker and your client to unnecessary liability and potentially ruin that relationship you worked so hard to build.

If your focus is listing and/or selling, your clients will appreciate and utilize you when they have the need to buy or sell. We would not try to sell our client a commercial property if we didn’t know anything about commercial Real Estate. Property Management is the same thing.
